What Appraisers Actually Count
Be straight about this: an appraiser is unlikely to add $12,000 to your home's value because you spent $12,000 on a driveway. Driveways are expected infrastructure — their absence hurts you more than their presence helps you. The value play is different: a failing driveway can drag down perceived condition and cost you buyers, while a good one removes an objection and supports your asking price.
When Replacement Pays Off
- Before listing. If your driveway is visibly failing and you are selling within a year or two, replacement is one of the highest-impact exterior fixes. Buyers overestimate repair costs — a $10,000 driveway can easily cost you $20,000 in perceived value.
- Cracked and patched. A driveway with patches on patches photographs terribly. One clean new slab changes the whole front of the house.
